ACV vs RCV roof coverage
Two homeowners on the same street, same hail, same roof size, can get very different checks. The difference is usually one line in the policy: whether the roof is covered at actual cash value or replacement cost.
The two definitions
- Actual cash value (ACV). The Oklahoma Insurance Department defines actual cash value as the amount it would take to repair or replace damage after depreciation.
- Replacement cost value (RCV). Replacement cost is the amount to repair or replace with materials of similar kind and quality, without deducting for depreciation.
Many policies pay replacement cost in two steps: first the ACV (replacement cost minus depreciation, minus your deductible), then the held-back depreciation once the work is done. That held-back amount is called recoverable depreciation. The Oklahoma Insurance Department says replacement cost policies require the work to be completed within six months of the date of loss. Check your own policy for its deadline.
A worked example
Say the adjuster prices your replacement at $14,000, the roof is 12 years old and depreciated 40%, and your deductible is $2,500.
| RCV policy | ACV policy | |
|---|---|---|
| Replacement cost | $14,000 | $14,000 |
| Depreciation (40%) | $5,600 held back | $5,600 not paid |
| Deductible | $2,500 | $2,500 |
| First check | $5,900 | $5,900 |
| Second check after the work | $5,600 | none |
| Insurer pays in total | $11,500 | $5,900 |
Illustration only. Depreciation rates, schedules and terms vary by insurer and policy.
On an ACV policy, the homeowner in this example pays $8,100 toward a $14,000 roof. Older roofs have more depreciation, so the gap grows with age. Some policies use a roof payment schedule that pays a set share by roof age; read yours.
Age is also where many Tulsa claims go sideways: if you cannot show when the roof was last replaced, the insurer may assume it is as old as the house. How to prove your roof's age.
What to check in your policy
- Is the roof covered at replacement cost or actual cash value? Some policies switch to ACV past a certain roof age.
- Is there a separate wind and hail deductible? The Oklahoma Insurance Department says a wind and hail deductible is usually set at 1% of the dwelling amount but can be 2% to 5%.
- Is cosmetic damage, like dents in metal, excluded?
- What is the deadline to finish the work and claim the held-back depreciation?
Questions Tulsa homeowners ask
What is recoverable depreciation on a roof claim?
On a replacement cost policy, it is the part of the payment the insurer holds back until the work is done. You claim it by sending proof of completion, usually the roofer's final invoice.
Why is my first insurance check so small?
It is usually the actual cash value: replacement cost minus depreciation minus your deductible. If you have replacement cost coverage, the depreciation is paid after the roof is replaced.
Can I keep the insurance money and not replace the roof?
On a replacement cost policy, you generally only receive the held-back depreciation if the work is done. If you have a mortgage, the lender is often named on the check too. Talk to your insurer before deciding.
