Roof costs
What is the typical cost to replace a roof in Tulsa, Oklahoma?
We don't know of a published Tulsa-only average. National figures put a typical replacement at $7,500 to $14,000, about $10,000 on average (Fixr, February 2026). A Tulsa price depends on the same things it does anywhere: roof size and pitch, how many layers come off, decking repairs, and the shingle you choose.
How much should a 2,000 sq ft roof cost?
This Old House estimates $7,283 to $24,121 to replace the roof on a 2,000 square foot house, about $9,476 on average, with asphalt shingles averaging $7,283. Note that a 2,000 square foot house usually has more than 2,000 square feet of roof once pitch and overhangs are counted.
What is the average cost to replace a roof in Oklahoma?
There is no state average from a source we trust, so we use national published ranges: $3.75 to $11 per square foot, $4.75 average (Fixr). Ask each roofer for a written quote that shows the number of squares, the shingle line, and how decking repairs are priced, so you can compare quotes line by line.
What is the cheapest way to repair a roof?
Fix the specific failure early. Replacing a few blown-off shingles, resealing a lifted flashing or swapping a cracked pipe boot is usually far cheaper than waiting until water has soaked the decking. Fixr puts typical roof repairs at $400 to $1,900. Avoid layering new shingles over old ones to save money: Oklahoma's adopted residential code (IRC 2018, section R908.3.1.1) does not allow a new layer of asphalt shingles over an existing asphalt shingle roof, or a re-cover over two or more existing layers.
How do people afford to replace their roof?
Most Tulsa replacements after a storm are paid largely by homeowners insurance, minus the deductible. Others pay cash, use a home equity loan or line of credit, or take contractor financing. If you finance through the contractor, read the terms separately from the roofing contract, and remember that a roofer may not offer to cover your deductible.
Roof age and repairs
What is the 25% rule for roofing?
The 25% rule comes from the Florida Building Code: no more than 25 percent of a roof or roof section may be repaired or replaced in a 12-month period unless that section is brought up to current code. It is often repeated by roofers outside Florida, but Oklahoma's adopted residential code (IRC 2018) does not include that rule. What decides a repair versus a full replacement here is usually the insurance adjuster and the condition of the roof. Ask the roofer which code or policy language they are relying on.
Is a 10 year old roof considered old?
Not usually. Most asphalt shingle roofs are expected to last well beyond 10 years. In a hail-prone place like Tulsa County, which averaged 8.6 hail days a year from 1996 to 2025, age matters less than what storms the roof has been through. Age does matter for insurance: some policies pay older roofs on an actual cash value basis, which subtracts depreciation.
Can a roofer sue me if he falls off my roof?
Oklahoma law says a homeowner cannot be held liable in the workers' compensation system for the injury or death of a worker on a roofing job done under contract with a roofer required to be registered (59 O.S. 1151.22). Registered roofers must carry workers' compensation or an exemption, and their contracts must say workers are covered. That rule is about the workers' compensation system; it is not a promise about every kind of lawsuit, so hire a registered roofer and check their insurance certificate.
Why do I keep getting calls about roof inspections?
After a storm, roofing companies canvass door to door and by phone, because hail damage is often invisible from the ground. The FTC warns that home repair scammers may knock on your door or call after a windstorm or other disaster and pressure you to act quickly. You can say no, and you can ask for the caller's Oklahoma registration number and look it up yourself.
Choosing a roofer
Who is the best roofing company in Tulsa?
We don't rank companies. The things worth checking are the same for any of them: a current Oklahoma Construction Industries Board registration, liability insurance, a written contract with the 72-hour cancellation notice for insurance jobs, a local address, and references from jobs you can drive by. The Oklahoma Insurance Department advises getting more than one bid, checking references, not paying upfront, not making the final payment until the job is complete, and never signing a contract with blank spaces.
How do I check a roofer's registration?
Oklahoma roofers must register every year with the Construction Industries Board, and you can look one up on the CIB roofing search at verify.cib.hbesystems.com/roofing/search. By law, the state's verification system must note each complaint filed against a roofer and the roofer's response.
Do roofers fix guttering?
Many do. Gutters are often damaged in the same hail and wind that damages the roof, and they are commonly included on a storm claim. Some roofers install gutters themselves; others bring in a gutter company. Ask who does the gutter work and whether it is in the written quote.
Gutters
How much does 200 feet of gutter cost?
Fixr lists installed gutters at $6 to $11 per linear foot for vinyl, $12 to $20 for galvanized steel, $14 to $20 for aluminum, and $29 to $40 for copper. At those rates, 200 feet of aluminum gutter would be about $2,800 to $4,000 before downspouts and removal of the old gutters. Fixr's national average for seamless gutters is $1,582 for 150 linear feet.
How much are gutters for a 1,000 sq ft house?
It depends on the length of the roof edges, not the floor area. A small ranch house might need 100 to 150 feet. Fixr's published range for seamless gutter installation is $1,400 to $3,000, with an average of $1,582 for 150 linear feet.
How much do big box stores charge to install gutters?
We don't publish retailer prices. Get a written quote from any installer that shows the linear feet, material and gauge, number of downspouts, and whether old gutters are removed. Compare it with Fixr's published range of $1,400 to $3,000 for seamless gutters.
What gutter material lasts the longest?
Copper is generally the longest lasting and by far the most expensive, at $29 to $40 per foot installed according to Fixr. Aluminum is the common choice for homes. Vinyl is the cheapest and the most likely to crack or sag.
How do I repair my gutter?
Small jobs like resealing a leaking seam, reattaching a loose hanger or clearing a clogged downspout are often done from a ladder. Anything near a power line, a second story, or a gutter dented by hail is better left to a pro. Fixr puts gutter repair at $218 to $396.
Should I replace 20 year old gutters?
Not just because of age. Replace them if they sag, leak at many seams, pull away from the fascia, or were dented by hail. If you are replacing the roof, it is a good time to look, since the roofer is already working at the edge.
Insurance and storms
My insurer says my roof is older than it is. What can I do?
Find anything that dates the last replacement: the roofer's invoice, a permit, the home inspection report or seller's disclosure, a prior claim, or dated photos. Send it in writing and ask the insurer to recalculate depreciation. The Oklahoma Insurance Department defines actual cash value as the amount it would take to repair or replace damage after depreciation.
A roofer circled hail hits but the adjuster found no damage. Who is right?
Either can be. Chalk circles are an opinion. Ask the roofer for close-up photos with a scale, ask the insurer for a re-inspection, and have the roofer there when it happens. If the photos look clean to you too, believe them.
My insurer is canceling my policy because of the roof. What now?
Ask the insurer in writing what it found and what it needs to see, and by when. Get a roofer's inspection and written estimate, then shop other insurers with that in hand.
Can a roofer pay my deductible?
No. Under 59 O.S. 1151.30, a roofer working on an insurance-paid job may not advertise or promise to pay all or part of your insurance deductible, and if one does, your insurer does not have to consider that roofer's estimate. The Oklahoma Insurance Department tells homeowners to avoid contractors who offer to waive the deductible or promise a rebate, and notes that it is against the law.
Can I cancel a roofing contract if insurance denies the claim?
If your roofing contract will be paid from an insurance claim, you may cancel it within 72 hours after you receive written notice from your insurer that all or part of the claim was denied (59 O.S. 1151.21). After you cancel under that rule, the contractor must return your payments within 10 days. A contractor who did emergency work you agreed to in writing may keep the reasonable value of that work.
How big does hail have to be to damage a roof?
The National Weather Service treats hail 1 inch in diameter (quarter size) or larger as severe, and uses higher damage tags for hail of 1.75 inches (golf ball) and 2.75 inches (baseball). Smaller hail can still knock granules loose on an older roof. NOAA logged hail of 1 inch or larger in Tulsa County on 143 days from 1996 to 2025.
