Metal roofing in Tulsa

Metal roofs show up on Tulsa homes and shops for the same reason: they handle wind and shed water well, and they last. They also cost more up front, and hail can dent them. Here is how to compare options.

Two main kinds

  • Standing seam. Panels joined by raised seams with the fasteners hidden underneath. The usual choice on houses. More expensive, fewer places for water to get in.
  • Exposed fastener (screw-down) panels. Ribbed panels screwed through the face, common on shops and barns. Cheaper, but the screws and their rubber washers need checking and replacing over time.

What it costs

Fixr puts metal roof installation at $3 to $30 per square foot, $11 average, depending on the metal and the profile. Steel is at the low end; copper and zinc at the top.

Metal and hail

For the FORTIFIED optional hail supplement, asphalt shingles must earn a Good or Excellent IBHS rating, and metal roofs must meet UL 2218 Class 4. A Class 4 metal panel resists punctures, but it can still dent. Many policies treat dents that do not let water in as cosmetic, and some exclude cosmetic damage to metal roofs entirely. Read that part of your policy before you choose metal for hail protection.

Questions to ask

  1. What gauge and finish, and is the panel rated UL 2218 Class 4?
  2. Is it going over the old roof or replacing it, and what does the local code allow?
  3. What underlayment goes under the panels?
  4. Who makes the trim and flashing, and how are penetrations sealed?
  5. What is your Oklahoma CIB registration number?

Questions Tulsa homeowners ask

Is a metal roof louder in the rain?

With solid decking and underlayment, most homeowners find it not much louder than shingles. Panels over open framing, like on a barn, are louder.

Can a metal roof go over shingles?

Sometimes, depending on the product, the number of existing layers and the local code. Ask the roofer to put the method and the code basis in the quote.

Does a metal roof lower insurance?

It depends on the insurer. Ask yours what credit, if any, it gives and how it treats cosmetic hail dents on metal.
