Roof inspection in Tulsa

An inspection is the only way to know whether last week's storm damaged your roof. The useful kind ends with photos and a written note of what was found, not just a verbal yes or no on your porch.

When to get one

  • After hail or a wind storm that hit your street, even if nothing looks wrong from the ground. Tulsa County averaged 4.8 days a year with hail of 1 inch or larger from 1996 to 2025.
  • Before you buy a house. A general home inspector may not walk the roof. A roofer can tell you its age and condition.
  • Before you file a claim, so you know whether there is damage worth claiming. If the damage is below or slightly above your deductible, the Oklahoma Insurance Department says you may want to pay for the repairs rather than file a claim.
  • When the roof is getting older and you want to plan for a replacement instead of being surprised by one.

What a good inspection covers

  1. Shingles on every slope: hail bruises, granule loss, cracks, lifted or missing tabs.
  2. Flashing and vents, including the chimney.
  3. Gutters and soft metals, which show hail size.
  4. The attic: daylight, stains, wet insulation, ventilation.
  5. The number of layers and the deck condition where it can be checked.

Ask for photos of anything the roofer calls damage, with the slope it is on. If you file a claim, those photos help you follow the adjuster's inspection.

What it costs

Many roofers look at storm damage at no charge, since they hope to do the work. Ask the pro when you book whether the inspection is free and whether you get the photos either way.

When someone offers a free inspection at your door

That is normal after a storm and not a reason to say yes or no. Ask for the company's Oklahoma registration number before anyone climbs a ladder, and check it. How to check a registration. The FTC warns that home repair scammers may knock on your door or call after a windstorm or other disaster and pressure you to act quickly.

Questions Tulsa homeowners ask

How long does a roof inspection take?

Often under an hour for a typical house, longer with an attic check or a steep roof.

Can I inspect my own roof?

You can look from the ground and the attic, and check gutters and vents for dents. Walking the roof is risky and easy to get wrong. Leave that to a roofer or the adjuster.

Does the adjuster's inspection replace the roofer's?

No. The adjuster inspects for the insurer. Your roofer can be there at the same time, which helps if the two disagree about what is damaged.
