What a new roof costs in Tulsa
Nobody publishes a reliable Tulsa-only roof price, and anyone who quotes you one off the top of their head has not measured your roof. What we can give you is the published national ranges, what pushes a quote up or down, and how to compare two of them.

National figures from Fixr and This Old House, with each page's update date. Not a local average and not a quote.
For a 2,000 square foot house, This Old House estimates $7,283 to $24,121, about $9,476 on average, and $7,283 on average for asphalt shingles. Fixr puts a typical replacement at $7,500 to $14,000 and $3.75 to $11 per square foot, $4.75 average.
What moves the price
- Size, in squares. One square is 100 square feet of roof. A 2,000 square foot house often has 22 to 30 squares once pitch and overhangs are counted, and quotes add a waste factor for cutting.
- Pitch and height. Steep and two-story roofs need more safety gear and go slower.
- Layers. Oklahoma's adopted residential code (IRC 2018, section R908.3.1.1) does not allow a new layer of asphalt shingles over an existing asphalt shingle roof, or a re-cover over two or more existing layers. Every extra layer adds tear-off and disposal.
- Decking. Rotted or soft sheets are replaced at a per-sheet price. Ask for that price in writing.
- Shingle line. Architectural shingles are the norm. Class 4 impact-resistant shingles cost up to 20 percent more than regular asphalt shingles, per Fixr.
- Extras. Ventilation changes, skylights, chimney flashing, gutters.
How people pay for it
In Tulsa a lot of roofs are paid mostly by insurance after hail or wind, minus the deductible. The Oklahoma Insurance Department says a wind and hail deductible is usually set at 1% of the dwelling amount but can be 2% to 5%. On a $250,000 dwelling limit, a 1% deductible is $2,500 and a 2% deductible is $5,000, so check the declarations page before you assume. Others pay cash, use a home equity loan, or take contractor financing. Read any financing agreement separately from the roofing contract.
Under 59 O.S. 1151.30, a roofer working on an insurance-paid job may not advertise or promise to pay all or part of your insurance deductible, and if one does, your insurer does not have to consider that roofer's estimate.
Compare quotes line by line
Two quotes for the same roof can differ by thousands because they price different jobs. Line them up on squares, layers, decking price per sheet, underlayment, ventilation, flashing and the shingle line before comparing totals. Is this roof quote fair?
Questions Tulsa homeowners ask
What is the typical cost to replace a roof in Tulsa?
We don't know of a published Tulsa-only average. National published ranges put a typical replacement at $7,500 to $14,000, about $10,000 on average (Fixr, 2026). Your price depends on size, pitch, layers and decking.

This Old House estimates $7,283 to $24,121 for a 2,000 square foot house, about $9,476 on average.
Is a roof cheaper in the off season?
Sometimes scheduling is easier after storm season, which can help on a cash job. On an insurance job, the price is driven by the estimate and the claim timeline, not the calendar.
