Roof replacement in Tulsa

A new roof is the biggest check most homeowners write for the outside of the house, and in Tulsa it is often written partly by an insurer after a storm. Either way, the quote should say exactly what is coming off, what is going on, and what happens if the decking is bad.

What a replacement includes

  1. Tear-off. Oklahoma's adopted residential code (IRC 2018, section R908.3.1.1) does not allow a new layer of asphalt shingles over an existing asphalt shingle roof, or a re-cover over two or more existing layers. So most Tulsa replacements start by removing every layer down to the deck.
  2. Decking check and repair. Soft or rotted sheets are replaced. A good quote prices this per sheet, because nobody knows how many until the old roof is off.
  3. Underlayment, ice and water barrier, drip edge. The layers under the shingles that keep water out where the shingles cannot.
  4. Flashing and vents. New pipe boots, step flashing at walls, and ventilation sized for the attic.
  5. Shingles. Standard architectural shingles or Class 4 impact-resistant shingles. Class 4 shingles in Tulsa.
  6. Cleanup and disposal. Dumpster, magnet sweep for nails, and haul-off.

When the insurer is paying

After a hail or wind claim, the adjuster's estimate sets what the insurer will pay, and the roofer's quote sets what the job costs. They are not always the same number. How to read the adjuster's estimate.

  • Under 59 O.S. 1151.30, a roofer working on an insurance-paid job may not advertise or promise to pay all or part of your insurance deductible, and if one does, your insurer does not have to consider that roofer's estimate.
  • If your roofing contract will be paid from an insurance claim, you may cancel it within 72 hours after you receive written notice from your insurer that all or part of the claim was denied (59 O.S. 1151.21).
  • The Oklahoma Insurance Department says replacement cost policies require the work to be completed within six months of the date of loss. Check your own policy for its deadline.

Who should do it

Oklahoma roofers are registered with the Construction Industries Board under the Roofing Contractor Registration Act (59 O.S. 1151.1 and following). It is a registration, renewed every year, not an exam-based license for residential work. Registration requires a certificate of liability insurance of at least $500,000 for residential roofing work and at least $1,000,000 for commercial roofing work, plus proof of workers' compensation coverage or an exemption. Ask for the registration number and the insurance certificate, and look the registration up yourself. How to check a registration.

Questions Tulsa homeowners ask

How long does a roof replacement take?

Many single-family roofs are torn off and replaced in one or two working days, weather permitting. Steep or complex roofs and decking repairs take longer. Ask the roofer for a schedule in writing.

Can new shingles go over the old ones?

Oklahoma's adopted residential code (IRC 2018, section R908.3.1.1) does not allow a new layer of asphalt shingles over an existing asphalt shingle roof, or a re-cover over two or more existing layers.

Do I need to be home during the replacement?

Someone should be reachable in case decking problems turn up after tear-off. Move cars out of the driveway and take fragile things off the walls inside, since the hammering carries.
